Monting Development, which bought the plot on Chłodna Street in February for PLN 96 million (EUR 22.5 million, USD 26.5 million), has secured a building permit and aims to break ground later this year, the tvp.info news website has reported.
The site sits in Wola, a district west of the city center that has seen rapid development around both historic properties and new builds.
The seven-story building will contain more than 50 apartments, with some units expected to reach prices of up to PLN 100,000 per square meter – around three times the going rate for high-end apartments in the Polish capital.
Ground-floor retail is planned, with the upper floors intended for housing.
“This project defines what luxury really is,” Lewandowski said at the presentation with company CEO Danilo Djurović.
Planned amenities include a pool, spa area with saunas and wellness facilities, a fitness room, a private studio space for events, a bicycle “salon” served by a technical lift, and round-the-clock concierge service.
Entry will use a biometric access system, using face or fingerprint identification.
The developer says the building will include Poland’s first private shelter restricted to residents, designed in consultation with security specialists.
The addition comes amid heightened interest in civil defense infrastructure since Russia’s full-scale invasion of Ukraine in 2022.
The parcel once held food pavilions that were demolished in 2019 during expansion of the Warsaw Breweries.
The plot had been partly city-owned; in 2020 the developer consolidated control under an agreement that included financing a school in the Służewiec neighborhood in southern Warsaw.
The design is by BJK Architekci, led by Tomasz Janiszewski, with interiors by Kuoo Tamizo Architects.
